FULL SERVICE INTERIOR DESIGN

  • The design brief sets the foundation for your project. We take time to understand you, your space and what you would like it to become. Through thoughtful conversations, early research and time spent on site, we shape a clear and considered brief that reflects your priorities and overall vision.

From this foundation, we prepare a tailored proposal outlining the agreed scope of works and budget framework.

Once appointed, we move into a detailed briefing phase. This includes measured site surveys, recording key dimensions and architectural features, documenting existing conditions and reviewing any furniture or elements to be retained and woven into the scheme. Where relevant, we also undertake historic and contextual research to ensure the design responds sensitively to its setting.

This structured groundwork ensures the design process begins informed, intentional and aligned, setting the tone for everything that follows.

  • This stage is where the design begins to take shape. We explore how each space should feel and function through considered layouts, early drawings and visual studies. Kitchens, bathrooms and any bespoke joinery or built-in elements are tested at concept level to ensure they are both beautiful and practical.

We also review and thoughtfully reorganise any existing furniture within each room, improving flow, balance and day-to-day usability before introducing new pieces.

Together, these early spatial decisions create a clear direction ensuring each room works effortlessly and feels right before we move into detailed design.

  • Once the design concepts and budget are confirmed, we manage the sourcing and procurement of all materials, furnishings and bespoke elements, including any suppliers you wish to include.

Selections are integrated into detailed drawings and 3D visualisations, supported by schedules for finishes, lighting, power and sanitaryware. Furniture, upholstery, window treatments and soft furnishings are curated with material boards, while CGIs and virtual walkthroughs let you experience the design before it’s realised.

All information is collated into a master project folder keeping the process organised and ensuring a seamless, coordinated delivery of your completed project.

  • Throughout the delivery and installation phase, we remain closely involved to ensure the design is realised with care, precision and attention to detail. From the contractor’s building works and decorative finishes through to the arrival of bespoke furnishings and fittings, we coordinate with contractors, suppliers and consultants so that every element reflects the approved design.

Regular site visits allow us to monitor progress, guide key stages and address any issues promptly, maintaining quality at every step. We oversee the professional installation of window treatments, mirrors, artwork and specialist items to ensure everything is positioned and finished exactly as intended.

Once installation is complete, we oversee deliveries of furniture, textiles and accessories, arranging and styling each room and removing packaging, leaving your space calm, complete and ready to enjoy.

The process concludes with a final walkthrough and sign-off, followed by professional photography of the finished interiors giving you a lasting record of your project.

Alongside our full interior design service, we offer a range of additional services across interiors, property and art, designed to assist with more specific project work. Whether it’s refining certain areas within a home, supporting a larger development, or curating an art collection, we take a thoughtful, tailored approach to every brief.

INTERIORS

  • Spatial planning sets the foundation for a well-functioning room. We consider how you move through each space, how they connect, and how light, scale and proportion affect the feel of the interiors.

Working alongside your builder we reconfigure layouts and explore alternative options to improve flow and function. Your property is measured and translated into a 3D model, allowing you to visualise changes through clear layouts and virtual walk-throughs.

This ensures every room works intuitively and purposefully, guiding decisions on furnishings and helping each space feel balanced and tailored to your lifestyle.

  • We source and curate furniture, lighting, art, soft furnishings and accessories to bring style, function and personality to your project.

Whether it’s a home, office, retail space or large residential development, every piece is chosen to work seamlessly within the overall design.

We draw on our wide range of trusted suppliers, bespoke makers and antique dealers to gather specific and unique pieces including items not available on the high street. From research, quotes and detailed FF&E schedules, through procurement, delivery, quality checks, installation, and styling, we manage every stage.

  • Bespoke joinery is central to our design process, creating pieces that are both beautifully crafted and perfectly tailored to your home. From kitchens designed around the way you live, to banquette seating, playroom shelving, under-stair units, and alcove storage, every piece is designed to optimise space and function with thoughtfulness and care.

Each detail is considered from the outset from clever hidden storage for everyday items to elegant open displays for treasured objects.

Working closely with skilled joiners, we bring each concept to life through detailed drawings, carefully testing proportions, materials and finishes to ensure harmony with the wider design. The result is joinery that feels purposeful, effortless and seamlessly integrated, enhancing both the character and functionality of your space.

  • Presentation is key when bringing a property to market with thoughtful styling, combined with striking imagery, helping properties stand out, attract interest and sell or let more quickly and confidently.

We prepare private homes and developer show apartments for sale or rent by curating furnishings, soft textiles, artwork and accessories to create spaces that feel warm, aspirational and liveable.

Our service covers sourcing and installing curtains, blinds, upholstery and layered textiles, alongside considered styling to add depth, texture and personality. We transform empty or underperforming rooms into cohesive, inviting interiors that photograph beautifully and connect emotionally with buyers or tenants.

We also manage the photography process sourcing specific photographers and directing the shoot to capture each space at its best.

  • Using advanced 3D modelling, we transform 2D floor plans and early concepts into immersive visuals allowing you to experience the design before it’s built.

Every proposed material finish, lighting detail, piece of furniture and artwork is thoughtfully integrated, creating a true representation of the final scheme.

This process brings clarity and confidence. You can test ideas, refine decisions and move forward assured avoiding costly mistakes and fully understanding how the space will look and feel.

For larger-scale projects, these visuals become an invaluable coordination tool clearly communicating the design intent to the wider project team, ensuring every stakeholder shares the same vision.

“It was a pleasure working with San Stae. They consulted regularly through the process, everything was completed within pretty tight timescales, accommodating visits on site while the property was still under construction. We couldn’t be happier with the finished scheme, the subtle nods to canal heritage dotted throughout the property really draw on the view and the scheme location”

- Rachel Thomas, Urban Splash on Port Loop

ART

  • We help define the vision for your space with a clear artwork brief, before researching and shortlisting artists and pieces that complement your property and taste. Where appropriate, we commission bespoke works, inviting you along to artist studio visits to meet the makers and forge a meaningful connection with the art.

This service also includes framing guidance, sample requests and digital mock-ups so you can visualise how each work will sit within your interiors. We manage budgets, coordinate logistics and supervise installation to ensure a seamless experience from concept to completion.

  • We provide expert curation for both private and public collections, guiding the selection, positioning, and presentation of artworks to enhance any space. Our service includes 3D visualisation, advice on re-framing and re-mounting, professional installation management, and meticulous cataloguing. Every piece is carefully documented, creating a comprehensive record for your collection and ensuring it is showcased to its full potential.

  • We create bespoke artworks in-house, from contemporary abstract paintings to portraiture pieces. Our service also includes professional framing and mounting, ensuring each piece is perfectly presented and harmoniously integrated into your space.

“One challenge we had faced was finding the perfect artwork, but thanks to Aly’s expertise in art, she not only sourced stunning pieces but also used them as the foundation for designing each room. This thoughtful approach has resulted in spaces that feel truly cohesive, with the artwork seamlessly integrated as a central element rather than an afterthought."

- Private Client on Georgian Family Home

  • Following the interior fit-out of larger residential schemes, we are often invited to extend our design services across the wider development. This can include wayfinding (site signage) strategy and scheme branding design in collaboration with a graphic designer, and the creation of printed and digital marketing materials ensuring a cohesive and polished presentation throughout. We draw on the site’s history, context and stories to shape the narrative, language and imagery of the project.

We also produce welcome packs, handover manuals and furniture packs, while sourcing and directing photography to support marketing and promotional campaigns.

To complete the experience, we manage promotional launches and the design and delivery of bespoke welcome gifts, creating a seamless and considered introduction for residents, buyers or visitors.

  • Designing the interior fit-out for large residential schemes requires a deep understanding of both the property and its surrounding context. Over the course of a project we develop extensive local knowledge, which we share with new residents to help them feel connected to their home and neighbourhood.

After the property is complete, we often continue supporting the building, maintaining high standards and a welcoming environment throughout the year. This is particularly valuable in build-to-rent schemes where there may be no concierge. Our ongoing presence helps foster community and supports strong resident retention.

We refresh sales apartments as they are let, ensuring each space feels inviting and showcases its best features. Regular site inspections keep the property looking its best while enhancing the wider community experience.

Beyond this, we design and deliver resident-focused initiatives from welcome sessions and drop-in events to larger community gatherings supported by digital communications to keep residents informed, engaged, and connected.

  • Your completed interior design can often attract interest from commercial companies for filming, photography and events, giving you the opportunity to maximise your asset by hiring it out.

If this appeals, we utilise our completed project photography to create a property listing, liaise and manage clients, prepare the space, oversee the shoot, and handle aftercare. Every detail is curated so your property is showcased beautifully, captured flawlessly and delivered exactly as intended.

PROPERTY

“San Stae brought experience and enthusiasm to the interior design element of the conversion of a Grade II* Listed building in the Jewellery Quarter in Birmingham. Aly advised on the appropriate finish across the whole of the interior ensuring this was not only sympathetic to the heritage of the building but also delivered a quality and design to satisfy the demands of the discerning residential market to which the building was targeted. Aly's involvement has continued after completion of the construction works as part of the all important settling in period and the marketing of the apartments.”

- Richard Whitehouse, Hanehouse Developments on Great Hampton Street Works
